Slide-Out Seal Replacement
In short: Slide seals are wear items with a five to eight year life in California sun, and replacing them on schedule is the cheapest insurance available against the water damage that destroys a slide room from the leading edge inward.

Slide seals are the least glamorous item on this site and among the most consequential. They cost a few hundred dollars, they take an afternoon, and neglecting them is the most common route to a rotted slide floor and a four-figure structural repair.
What the seals do
A slide room has to seal against weather in two positions, fully retracted and fully extended, while travelling between them repeatedly and while the whole vehicle flexes. That job is split across seal types.
Wiper seals are flexible blades that sweep the room surface as it moves. Their job is to keep grit, leaves and water off the surfaces that the weather seals need to bear against. They are the first line and they wear fastest.
Bulb seals are hollow and compress when the room seats, making the actual weather seal. A bulb seal that has hardened does not compress evenly and therefore does not seal, even though it is visibly present and looks fine.
D-seals do the same job with a different profile, common at the top and sides of larger openings.
Most rooms use several types together and they do not fail at the same rate, which is why a proper seal job replaces the set rather than the one that has visibly perished.
Why they fail here faster
UV. A coach stored outdoors in Southern California puts its seals through more UV in five years than the same coach in a mild climate sees in ten. The rubber hardens, loses its elasticity, and takes a permanent set in whatever position it has been sitting.
The failure mode is not a visible split. It is a seal that is still there and no longer springs back. Owners look at it, see rubber, and conclude the seals are fine. Press it with a thumb: a healthy seal deflects and returns, a dead one is stiff.
Thermal cycling compounds it, and so does dust, which is abrasive and gets worked into the seal by every cycle of the room.
What we do
Inspect and identify. Seal profiles vary by manufacturer, model and year. Fitting the wrong profile produces a seal that is present and not sealing.
Remove and clean. Old seals out, channels cleaned of adhesive, grit and corrosion. New seals in dirty channels do not seat.
Fit the correct profiles. All types, all edges, not just the obviously failed one.
Check the room seats square. This is the step that determines whether the new seals work. A racked room will leak with brand new seals, and the fix for that is slide-out repair rather than more rubber.
Adjust and cycle. Room run through full travel, seal contact verified around the whole perimeter.
Water test. Because the only way to know a seal works is to put water on it.
Slide toppers
A slide topper is the fabric awning over the top of an extended room. It is not optional in any meaningful sense.
Without one, water and debris sit on the roof of the extended room. When the room retracts, all of it gets dragged inside along the leading edge. That is the single most common route to a rotted slide floor, and it is entirely preventable.
Toppers are wear items with a similar life to seals, five to eight years here. A torn topper is worse than no topper, because instead of shedding water evenly it channels the whole roof area to one point.
Replacement covers fabric, roller, spring tension and mounting hardware. Fabric alone is a false economy if the roller bearings are worn, because the new fabric will not tension correctly.

Keeping them alive
Clean the seals twice a year with mild soap and water, no petroleum products, which destroy rubber. Treat with a rubber conditioner formulated for seals, not a tyre dressing.
Retract and extend the rooms periodically on a stored coach rather than leaving them in one position for a year, because a seal left compressed for twelve months takes a set.
Keep the room roof clear. If a topper is torn, replace it now rather than at the end of the season.
And inspect after any impact or after any period where the room has been binding, because a room that has been forced has usually damaged its seals on the way through.
